Financing

Financing can be the scariest part of the home buying and selling experience.  They key to success is making sure that you have all of the information you need to make a good, fully informed decision.  They key to obtaining good information is by aligning yourself with trusted, respected professionals who allow you to tap into their knowledge.

  • First Time Home Buyer
  • Moving Up
  • Downsizing
  • Temporarily Relocating
  • Wealth Building

If you're a First Time Home Buyer in the State of Rhode Island by far your best option is Rhode Island Housing's First Time Home Buyer Program.  This is a fixed rate mortgage extended out over 40 years (as opposed to 30 years) and for qualified individuals there is the possibility of grants for closing costs and maybe even a silent second.

If you're growing out of your home and looking to move up into a larger home to accomodate your family your options may include an Adjustable Rate Mortgage, a 30 or 40 Year Fixed Rate Mortgage, an Interest Only Mortgage or a hybrid designed to accomodate your specific needs.

If you're downsizing, an Equity Line or Reverse Mortgage might help you to bridge the gap while moving from your present home to your next.

If you're temporarily relocating, like the Military, an Interest Only or Adjustable Rate Mortgage might offer you the cheapest payments for a specified period of time.  If you know you'll be transferred before the interest rates adjust, these options are often very good choices.

If you're looking to start a wealth building plan based in real estate - this is my personal favorite - learning how to leverage your assets to maximize not only your cash flow but also your tax advantages is not only interesting, but fun!  I know I can be a geak when it comes to this stuff.  But I really do love it.

Whatever your present situation, choose a respected lender who will not promise something that they can't deliver.  There are many choices out there and in RI you are legally allowed 7 days from the date of your P&S Agreement to shop around.  So, do that.  Shop around.  Trust your instincts and go with them.  Following are a few of the lenders that I prefer.  Feel free to contact them for details or run financial scenarios through their individual mortgage programs.
